Setting up VMs on same subnet

1 FreeNas IX Systems box with 6 10 gig Network connections.
1 10 Gig Network Connection to subnet 10.10.8 /22 used for file serving from Freenas (ixl1)

Im trying to spin up a VM on the server, with its own independent 10 Gig network connection. when i give it its own NIC (IXL5) i cant connect that NIC to the same Subnet as the freenas server 10.10.8/22

when i connect IXL5 to a different Network (10.10.2/22) everything works perfectly.

BUT i need to have both the FreeNas server and the VM windows server on the same subnet and able to talk to each other. Cant seem to do this.

When i set the VM up to use the same NIC as the FreeNas server (ixl1), i an able to connect to the VM Internally (VNC from the freenas web interface) and the VM windows server talks fine to the outside world (Internet, file servers, ping, Etc) but i am unable to see the VM server from OUTSIDE. Cant ping it cant RDP, cant see file shares....) so im a bit confused by that as well (NOT A FIREWALL ISSUE, shut everything off)
