Running FreeNAS-8.0.4-BETA2-x64 (10134)

I have two 1TB Seagate SATA drives Model: ST31000528AS

I am following what i think are the correct steps to create a Raid1 mirror

1. Go to Create Volume
2. give it a name such as Fnas804
3. Select ada0 & ada1 (my SATA drives, & these show up in the list of available drives)
4. Select either UFS or ZFS (doesn't matter ehich as both option give me the same error)
5. Select "mirrior"
6. Click "Add Volume"

and I get the following error:
"MiddlewareError Volume creation failed geom Can't store metadata Operation not permitted"

These are the log entries:

Feb 26 11:25:16 freenas freenas[1788]: Executing: swapoff -a
Feb 26 11:25:16 freenas freenas[1788]: Executing: geom disk list ada0 | grep 'Stripesize: 4096'
Feb 26 11:25:16 freenas freenas[1788]: Executing: geom disk list ada0 | grep 'Sectorsize: 512'
Feb 26 11:25:16 freenas freenas[1788]: Executing: dd if=/dev/zero of=/dev/ada0 bs=1m count=1
Feb 26 11:25:16 freenas freenas: dd: /dev/ada0: Operation not permitted
Feb 26 11:25:16 freenas freenas[1788]: Executing: dd if=/dev/zero of=/dev/ada0 bs=1m oseek=`diskinfo ada0 | awk '{print int($3 / (1024*1024)) - 4;}'`
Feb 26 11:25:16 freenas freenas: dd: /dev/ada0: Operation not permitted
Feb 26 11:25:16 freenas freenas[1788]: Popen()ing: gpart create -s gpt /dev/ada0
Feb 26 11:30:16 freenas freenas[1788]: Executing: geom mirror load
Feb 26 11:30:16 freenas freenas: geom: Command 'load' not available.
Feb 26 11:30:16 freenas freenas[1788]: Popen()ing: geom mirror label fffmirror /dev/ada0 /dev/ada1
Feb 26 11:30:42 freenas freenas[1788]: Executing: geom mirror load
Feb 26 11:30:42 freenas freenas: geom: Command 'load' not available.
Feb 26 11:30:42 freenas freenas[1788]: Popen()ing: geom mirror label ffmirror /dev/ada0 /dev/ada1

If run the command:
sysctl kern.geom.debugflags=0x10

Then I get:
Volume successfully created, however when viewing the volume, the see the following issues:
Used: none(Error)
Available: Error getting available space
Size: Error getting total space
Status: Unknown

So, did I miss a step, or is there a bigger issue here? I have zeroed out both entire drives using dd.

Note: I might could get 4GB of RAM in this PC, but I would have to research it.
