Jails: DHCP works but static IP doesn't

I have tried time and again to assign a static IP address to each jail in the GUI, but once i do, nothing in ping-able and i cannot access the server on the same network.

Server: 192.168.80.15
Gateway: 192.168.80.1

Jail network configuration:

With DHCP enabled all is fine. Can ping the outside world and access on the network:

Any tips where i can start debugging this issue. I don't have control over the router to do address reservation so i need to set static IPs directly.

The only thing that jumps out at me is you have DHCP:192.168.80.1 as your gateway, but you should only need 192.168.80.1. Can you try changing that?
